Manufacturer and warranty tier come first. A material-only warranty, a workmanship warranty, and an NDL/system warranty each carry different requirements — and the compliant repair method for one may not be compliant for another.

Roof condition sets the real scope. A single failing seam is a different job than a roof with multiple prior uncertified repairs already in place, which may need remediation before a new compliant repair can even begin.

Certification requirements affect scheduling. If your roof's warranty requires a certified/authorized installer, that shapes which crew we send and what documentation gets produced at the end.

Documentation needs vary by owner. A single-building owner may just need the repair done right; a REIT or institutional portfolio manager may need a full warranty-file-ready report for an audit trail.

Compare bids on the specifics, not the bottom line. Ask what patch material and adhesive family they're using and whether it's compatible with your original membrane manufacturer. Ask whether the installer is certified if your warranty requires it. Ask what documentation you'll receive afterward. Any contractor who can't answer plainly is not the one you want on a warrantied roof.

Confirming that is one of the first things we do, and if the paperwork is missing or incomplete, we can usually work with the roof's age, membrane markings, and installation records to identify the likely manufacturer and warranty tier.

Why won't you quote a firm price over the phone?

What we won't do is commit to a firm number before confirming the manufacturer, warranty requirements, and actual roof condition, because the compliant repair method — and its cost — depends entirely on those factors. A patch that's fine on an expired-warranty roof may be the wrong material entirely on a roof still under an NDL program.
